Bali is one of the most visited resort islands in the world, even if Indonesian property regulations aren’t the most favorable to foreigners, many investors decide to buy properties here.
Despite its size, you can find a number of real estate agents in Bali, owned by locals and foreigners, but you rarely find summarized information about the agents. Therefore, I decided to write this article where I list some of the biggest and most popular real estate agencies in Bali.

1. Ray White
Ray White is a leader in the Indonesian housing market. Founded in 1902 in Queensland, Australia, Ray White has expanded worldwide over the years. However, the group still remains family-owned and has passed on its leadership to the third generation leaders: Brian White and Paul White.
Brian White joined the company in 1962 after completing an economics degree at Queensland University and took over as the managing director in 1976. Prior to joining the family business, his brother, Paul White worked in rural Queensland running cattle and grain property. He is now responsible for Ray White Rural for rural properties. The fourth-generation leaders also serve on the board of directors.
In 2004, the Bali office opened in Kuta and now has 20 staff. They cooperate with several developers to market their properties, such as The Rich Prada, TAUM Aston Seminyak, Legian Nirwana, New Kuta Condotel, and others.
In 2015, Ray White Kuta won the Favorite Bali Property Agency award from Rumah123.com.
You can find almost any type of property including land, stores, apartments, villas, hotels, and more.
Ray White offers leasehold, leasing, and sales of properties.

2. Paradise Property Group
First started in 2004 by Mark Tuck, Paradise Property Group is a full-service real estate agency and property development company. In 2010, Australia’s biggest real estate agency Ray White (see above) invited Paradise Property Group to join them under Ray White’s banner, as The Ray White Paradise Property Group.
The two sailed peacefully together for a couple of years but in 2015, Paradise Property Group decided to separate and work as an independent agency. As they became independent, the company currently is still in an evolving stage In order to improve the transaction experience, they plan on restructuring the company and forming a new Strategic Consulting Alliance in the following months.
Before opening the office, Mark Tuck has worked with property for more than 30 years in the UK. The Paradise Property Group now has 19 agents and more than 50 staff in total.
They have luxury villas, apartments, development sites, and commercial properties like hotels.
Paradise Property Group offers villa rental, leasehold, commercial property, and Hak Milik (freehold) for foreign investors and consulting.

3. Elite Havens
Elite Havens is a leader and expert in Asia’s luxury villa rental, management, and sales market. First established in 1998 when the real estate market in Asian was still at its infant stage, the group has grown and now has 3 divisions: luxury villa rentals, villa management, and property sales.
Through their global association with Knight Frank, the sale division offers the best of Asia to the world. With 3 divisions combined, Elite Havens have more than 200 staff.
Elite Havens mainly offers villas but the group also has lands and resorts. The group has more than 170 luxury villas for rental and manages more than 200 villas in Bali, Lombok, Phuket, Koh Samui, Sri Lanka and the Maldives.
As the group has 3 divisions, they offer high-end villa rental, management, and sale. They also have development sites and commercial sites for sale.

4. Bali Realty
Founded in 2010, Bali Realty is a young and dynamic real estate company that aims to provide customer-focused and result-driven services. The company mainly concentrates on residential sales and rentals in Indonesia.
However, the company also has staff that can assist in other property-related complementary needs such as architectural plans and investment sales. The founder/ owner is Nathan Ryan. The Australian owner worked in McGrath Real Estate and Raine& Horne Real Estate in Australia before moving to Indonesia. The team now has more than 20 staff on board.
Bali Realty provides a large range of residential properties such as lands, villas, and apartments. They currently do not have any commercial offerings on their website.
As Bali Realty primarily focuses on residential properties, all properties for rent and for sale are under freehold and leasehold. They also provide holiday rental for villas.

5. Real Estate Bali
Started in 1998, PT. Real Estate Bali is a boutique real estate agency. As a boutique agency, Real Estate Bali strives to provide its clients with personalized services. They help the clients all the way through the process from arriving in Bali until closing the deal.
The current leader, Tina Shazell from Singapore is a seasoned businesswoman who has set her entrepreneurial foot in Singapore, Hong Kong, Malaysia, and the UK before settling down in Bali.
She acquired PT Indonet Travel and PT Real Estate Bali. Alongside with these two groups, Villa Kalimaya Group and PT. All Bali Events are all under the parent company PT. Indonet Group. According to their Linkedin page, the team has at least 14 staffs
With their expansive database, Real Estate Bali offers a vast selection of land, luxury villa, residential and commercial property.
Mainly designed for foreign investors, Real Estate Bali offers properties for rent and for purchase. They also offer legal, commercial, and investment consultancy services.

6. Bali Select Property
As a newcomer in the Bali real estate market, Bali Select Property started in 2013 in Canggu with the vision to provide a carefully selected and best quality choices of properties for rent and sale. With their evaluation, they only list properties with a reasonable asking price. The company puts quality ahead of quantity.
Moreover, the company specializes in different areas in Bali. Bali Select Property is a specialist for villas and land from Seminyak to Tabanan with a particular focus on the Canggu area where they have confidence with. The founder and managing director, Adrian Savage is originally from England. Before founding the company, he worked with sales in the automobile and real estate industries. The current team has around 10 staff consisted of a mix of Europeans and Indonesians.
Bali Select Property offers a vast selection of villas, lands, and development. However, they currently don’t have any commercial offerings.
The company sells lands and villas but they currently don’t offer rental.

7. Xclusive Property
In 2007, South African-originated Neil Power started the real estate company- Xclusive Property. The company specializes in villa rental, land acquisition, development and construction. The team has around 10 staff. Other than closing property deals, Xclusive Property is also very involved with the local community by sponsoring numerous local events like cricket and rugby competition.
The company has various types of real estate such as family home, villa, apartment, development, commercial properties, and lands.
They offer rental services for commercial properties and villas as well as properties for sale.

8. Bali Treasure Property
Bali Treasure Property is another newcomer in the Indonesian real estate market. Founded in 2012 by two Europeans: Balint Csukas and Frieder Jacobsen, Bali Treasure Property aims to provide personalized and transparent services to their clients. Balint obtained his bachelor’s degree in hospitality management from Stenden University Leeuwarden, Netherland.
He has worked at a resort in the Caribbean before starting Bali Treasure Property. As for Frieder Jacobsen, he also a degree in hospitality management from Stenden University Leeuwarden and he has another degree in business from Montpellier Business School. He also worked at a holiday resort as a resort assistant manager for VIP service. The team consists of 12 people with a mix of foreigners and locals.
As Bali Treasure Property’s goal is to offer clients a dream villa and villa or land investment opportunities, they only have villa and lands on hand.
They mainly focus on long-term villa rental and also land and villa sales. They can also help tenants finding their dream place. For property owners, Bali Treasure Property can find someone fill-up the vacant property.

How much do I need to pay my agent in commission in Bali?
The agent commissions are high and normally lands at 5%. Making a comparison, in Hong Kong you pay 1% and in Cambodia you pay 2-3%.
Where should I buy property in Bali?
You have a number of interesting areas with different features and growth potentials. The main areas include:
Sanur is located in the Southeastern parts of Bali and not as bustling compared to areas like Kuta. With a 5 km long coastline, Sanur becomes increasingly popular.
Canggu is one of the most popular areas for travelers and property investors. The coastline is twice that of Sanur’s, properties cost significantly more too. Many surfers decide to go to Canggu and it’s also fairly relaxed.
Ubud is located in the mountains and one of the oldest areas. Instead of white beaches, you’ll find many temples and more cool weather, preferred by some travelers.
Kuta is one of the more bustling areas and highly popular among holiday spenders, especially Australians. It’s located in the Western parts of Bali with proximity to Ngurah Rai international airport.
Seminyak is one of the most expensive areas and located in the Northern parts. It’s a growing area that was not very developed previously.
