    Cambodia’s economy is growing fast and even if the property market has been hot for more than a decade, many investors believe there’s more to come. But finding a credible real estate agency and a solicitor is crucial, in fact, the country is still undeveloped and there many pitfalls you can come across.

    Fortunately, you can find a number of reputable agencies with long on-the ground experience. That’s why I’ve written this article, to save you some time. Let’s have a look at some of the biggest and most popular real estate agencies in Cambodia.

    Introductory remark

    1. IPS

    IPS is an Australian owned real estate agency in Cambodia, it’s famous for being one of the most credible and biggest agencies. David Murphy, originally from Australia, founded the company in 2009 and is currently the managing director.

    He’s previously owned a hotel for years, is a licensed Cambodian Valuer and has a long experience in real estate, infrastructure development, facilities management and more.

    Worth mentioning is that the company has a good mixture of both Cambodian nationals and foreigners, ready to serve their clients in French, English and other languages.

    Town City is one of the biggest real estate agencies and was founded by the Cambodian entrepreneur, Van (John) Chanthorn, in 2013. He’s been in the real industry since 2004, the company is a licensed property agency and a member of CVEA, the Valuers and Estate Agents Association in Cambodia. They currently employ around 25 persons.

    Khmer Real Estate was founded by Dr. Kim Heang in 2007 and is currently one of the biggest real estate agencies in Cambodia. The company has over 20 professionals, with both Cambodian nationals and foreigners, that are capable of speaking a number of languages, including English, Dutch, German, Chinese and Vietnamese.

    The company claims they donate 10% of their net profit to local charity and are ready to help customers from 7:30 – 24:00, Monday to Sunday.

    Some of their clients in Cambodia include Nokia, Singapore Airlines, PWC, Vinacapital and KLM, which speaks for itself.

    Kuy Vat is the the CEO and Chairman of the company and also acts as Vice President of the Cambodia Chamber of Commerce, Chairman of the Cambodian Investors Club,Vice Chairman of the Cambodian Valuers and Estate Agents Association, and Vice President of the Young Entrepreneurs Association of Cambodia.

    They currently have 11 branches and hundreds of professionals, including both Cambodian nationals and foreigners, in Cambodia.

    How high are the agents’ commissions in Cambodia?

    The rate is usually 2-3% and paid by the seller to the agent. With a higher property price, the rate usually goes down.

    Can I rent out my property in Cambodia?

    Yes, you can rent out your property and you should preferably seek help from an agent. Cambodia is a frontier market and many international companies have decided to open up offices here, therefore they need a place to host their expats.

    The yields can be good, as long as you do your homework.

    Where should I invest in Cambodia?

    Despite its small population, Cambodia has a number of cities that attract foreigners. The three most popular are: Phnom Penh, Siem Reap and Sihanoukville.

    Phnom Penh is the capital and where most business is being done. Sihanoukville relies a lot on tourism and it’s a favorite hotspot for Chinese buyers.

    Siem Reap is the gateway to one of the world’s most visited temples, Angkor Wat. The city doesn’t only rely on tourism, but also on other industries.

    Should I hire a Solicitor in Cambodia?

    Cambodia is still a bit untapped and undeveloped, hiring a Solicitor should be your first choice before engaging in the Cambodian property market. The Solicitor can help you with a number of services, for example:

    Checking the title

    This is important to make sure that the seller is “the seller” and that the property hasn’t been mortgaged, or has any liens or encumbrances attached to it.

    Drafting contracts

    The Solicitor will also help you when making the contracts, reducing the risks for problems later. He or she understands how the contracts should be made to protect you as a buyer.

    Register the property at the Land Registry

    Normally, the Solicitor will also pay a visit to the land registry, to register the property in your name.

        I had’t heard about them until they contacted us some weeks ago. They seem to have a pretty big team and mixed with Cambodian nationals/foreigners. The management and company seems reputable.

      1. If I buy a off plan property, how do I know if the developer is the owner of the land?
      2. Do I need to hire a lawyer?
      3. Where can I have a full list of all the legal firms and lawyers in Cambodia?
      4. I’m living overseas. Do I need to sign the agreement in Cambodia? (Some said a video contract signing is valid)
