Founded in 2000, ZMG (Zidan Management Group, Inc.) is a property management company offering services in Dubai and Sharjah. ZMG is owned by an American, Raed Zidan, who leads a team of 100 multilingual people. The company also operates in the US, as well as in the Gulf region, and is a leading property management company in Dubai.

Raed has founded several other companies in the US and the Gulf in the past, like L.I.N.C, which is a phone company.

5. Blueground

Blueground is a hospitality company that established in Greece in 2013. The company has grown fast since and currently manages more than 400 apartments in Dubai.

With more than 250 employees in the US, Dubai, Greece, and Turkey, Blueground has managed to take on multinational clients like Coca Cola, Siemens, CNN, LG, and Samsung.

Blueground’s services differ from traditional property management companies.

Firstly, they lease and later furnish high-end properties. After, the units are sub-leased to primarily senior business travelers that stay in Dubai for a month or longer.

7. Asteco

Asteco is one of the most prominent full-service real estate agencies in the UAE. This property and asset management company was founded in 1985, making it one of the oldest real estate agencies in Dubai.

In addition to Dubai, the company offers services in many other places in the Middle East, including Abu Dhabi, Sharjah, Jordan, Saudi Arabia, and Al Ain.

John Stevens is the current Managing Director of the company and leads a multilingual team of mostly expats from North America and Europe. He joined Asteco in 2004. Before that, he worked in the real estate sector in Southeast Asia for over a decade.

8. Provident Estate

The full management plan costs you 8% but includes a wide range of services. Some examples are marketing, leasing, tenancy contracts, rent collections, repairs, property inspections, and having a dedicated administrator.

The other option is a leasing service for 5%, which only includes tenancy related services, but no inspections and maintenance services.

9. Binayah

Binayah is an emerging full-service real estate agency and property management company that was founded in 2007. In the past years, Binayah has worked with some of the top property developers in Dubai such as DAMAC, Nakheel, Dubai properties, and Emaar.

Binayah has around 15 multilingual property consultants and property managers, operating in Muscat and London.

Better Homes LLC is one of the biggest full-service real estate agencies in the GCC region, including Dubai. With more than 500 employees, Better Homes have several offices in the Middle East.

The company was founded by Linda Mahoney, who’s currently acting as the chairman of the company. Her son, Ryan Mahoney, is working as the current CEO.

Linda Mahoney is originally from Canada and previously worked as a nurse. She moved to Dubai in the early 80s, where she started a surgical clinic. In 1986, she started Better Homes, and switched her career to become a realtor.

She and her son lead a team of multilingual staff, working in Dubai, Sharjah, Abu Dhabi, and Qatar. They’ve worked with some of the leading developers in Dubai.. For example, they’ve managed several Emaar projects like The Lakes, which is one of the most well-known projects built by Emaar.

Over the years, Better Homes have won many awards like the Top Sales Lead Generator Award by Dubizzle Awards in 2017. They were also voted the Most Popular Brokerage Award in 2015 by Property Finder, and Dubai’s Most Popular Broker Award by Property Finder in 2014.

Better Homes are currently managing 5,000 properties, with an occupancy rate of over 95%. The company claims a fee of 8% or AED 5,000 yearly, whichever is higher.

11. Yallarent (AirBnB)

Yallarent is a property management company based in Dubai that specializes in short-term rentals. The company works in partnerships with companies like AirBnB, to earn higher rental yields for property owners.

The founders are husband and wife, Nour and Alex, who started out by renting their own homes in Paris and London. Later, they decided to do short-term rentals full-time and started Yallarent in Dubai.

The company not only manages your residential property but also promises to increase the rental yields by 40%.

In addition to Airbnb, they list your property on several other similar online portals, like, Holiday Lettings, HomeAway, VRBO, and Tripadvisor.

Services & Fees

The company offers different plans. First, they have a Premium management plan including everything from marketing, maintenance, repairs, and tenant screening. They collect 20% of your rental incomes as a fee.

The second and most popular plan is called Basic management where they claim 15% of the rental incomes, coming with basic management services.

For hotel apartment management they charge 6% of the rent. They also offer one of the services for 100 AED.

12. TFG Asset Management

TFG Asset Management is a leading property and asset management company in Dubai, known for offering customized management services to clients.

The company is also referred to as The First Group Asset Management and has a multilingual team with expertise in hospitality and in the hotel industry.

The company is based in Dubai, but operates in Spain, Qatar, and the UK as well.

It was founded by Danny Lubert and Gary Shepherd that currently act as joint chairmen. Both are British nationals having decades of experience working in real estate internationally.

      Why other agencies ask 20% property management fee while most of the other ask around 8%?..
