    District 10 is one of the smallest in Ho Chi Minh and located in the central areas. Being less developed than many other central districts, it’s surrounded by Phu Nuan, District 3, 5, 11, and Tan Binh. It’s not that far away from District 1 either.

    You can find many of Ho Chi Minh’s top universities and temples here.

    District 10 is the home to mostly locals and comparably less developed to expat-dense areas, such as Thao Dien. With that said, District 10 has much room for growth and property prices are well below those in District 1 and District 3, for example.

    In this article, we review a handful of projects in District 1 and whether it’s interesting for property investments.

    Property Developments in District 10

    Below you can find interesting projects that are finalized, under construction, or planned for the future in District 10.

    Ha Do Centrosa Garden

    Ha Do Centrosa Garden is a big and modern condominium project located in District 10. The area covers 6.85 hectares and is surrounded by commercial buildings, the new Metro Line 2, schools, universities, and restaurants.

    Having 2,000 condo units and offices, it’s one of the biggest projects in the district. The project has many amenities, including a BBQ area, swimming pool, gym, cinema room, and more.

    The handover started in 2019 and if you look for resale property in District 10 it might be worth having a look at this project.

    Viettel Tower

    The Viettel Tower, referred to as Viettel Complex or Viettel Trade Center is a modern commercial building located near the Dan Chu roundabout that will eventually have the Metro Line 2.

    The project covers a land area of 14,000 square meters and is currently managed by CBRE, the biggest commercial property company in the world. Viettel was finalized in 2017 and constructed by Viettel Group.

    Xi Grand Court

    Xi Grand Court is a condominium project located right in the heart of District 10, facing four different roads. One of the greatest benefits of living here is that you won’t have more than 10 minutes to Tan Son Nhat airport and 10 minutes to District 1.

    The project has four majestic buildings standing 30-stories tall and covers a land area of 1.8 hectares. You can find commercial buildings, shopping centers, schools, parks, and a stadium in the surroundings.

    Real Estate Agents in District 10

    Even if District 10 doesn’t have as many real estate agents compared to District 1 and Binh Thanh, there are a handful of agents that primarily cater to the local population.

    As I have mentioned in previous articles, you don’t necessarily need to find an agent if you buy real estate in District 10, but it can make sense if you rent.

    Below I have listed one popular real estate agency that has an office in District 10.

    Kendy Real

    Kendy Real is a Vietnamese-owned and award-winning commercial real estate agency in District 10. As you can see, they don’t have a website in English, but it can be worth contacting them if you look to lease units in District 10.

    The team has 20 members and they have helped around 400 companies in Ho Chi Minh so far. They also collaborate with around 1,000 partners.

    Infrastructure Developments

    District 10 is one of the smallest in Ho Chi Minh City and there aren’t many infrastructure developments planned there. The new Metro won’t have any lines passing through the district either.

    Having said that, District 10 neighbors to District 3, 5, 11 and Tan Binh district, and we see more commercial activity here.

    Commercial Property

    Having mostly low-rise buildings and comparably fewer offices to other central districts, you’ll find significantly less commercial property in District 10.

    It’s not as developed as many other of the central districts, which isn’t necessarily a bad thing. You see, land and property prices have skyrocketed in places like District 1 and there’s plenty of room for growth in District 10.

    Being located within such a short distance to the prime districts, you shouldn’t neglect District 10.
