    District 4 has, despite its favorable location, been considered a bit unsafe compared to other districts. It’s one of the poorest districts historically and gangs have been based in the district since decades back.

    That said, District 4 will inevitable change in the coming decade. Since a couple of years back, District 4 has drawn more attention and become a real estate investment hot-spot.

    WeWork has opened a large co-working space there, for example, at the same time as we see developers planning for new projects in the district.

    As late as October 2019, CapitaLand, which is one of the biggest property developers in Singapore, acquired a 14,474 square meter land plot for a value of USD 38.9 million. Here, they plan to build apartments in the mid-range and luxury-segment.

    Some claim that District 4 will become a new District 1 and where we will see increasingly more activity in the coming decade.

    Property Developments in District 4

    Below you can find notable projects that are finalized, under construction, or planned for the future in District 4.

    De La Sol

    De La Sol is riverfront condominium built by the renowned developer CapitaLand. The land plot that CapitaLand bought for almost USD 40 million will be used for De La Sol and they estimate that the value will increase to more than USD 170 million.

    The area is located a stones-throw away from District 1 and in the central planning area of Saigon, which will be integrated with District 1 and the CBD.

    Early investors have realized that you need to buy in upcoming and transforming areas to earn great profits later. Some decades, few people invested in property in Brooklyn, New York City, but those who did will most likely thank themselves today.

    Several other projects have been or will be built in the vicinity, including Lancaster, Millenium, and Saigon Royal. The project will be finalized in 2021 and have a total of 880 units on 34 floors.

    Some of the amenities and facilities include BBQ area, gym, garden, library, parking, playground, swimming pool, and more.

    Millenium is a luxury-condominium project built by the successful Masteri brand. Previously, they launched the Masteri project in Thao Dien (District 2) and M-One (District 7). The project was finalized in 2018 and comprises of 650 units on 34 floors.

    Being located at Ben Van Don route, you have easy access to surrounding districts, including District 1 and District 7.

    Amenities include swimming pools, children’s play area, modern luxury gym, business center, parks, and community activities. You also have a Vincom shopping mall nearby.

    Millenium offers a splendid view of the central areas of Saigon and is located in one of the most interesting districts at the moment.

    The Gold View

    The Gold View is a major project with 1,905 units allocated in two buildings that are 27 and 33 stories tall. The project is built by the Vietnamese developer TNR Holdings, a reputable company that operates in both real estate development and investment.

    The first tower, Tower A, has a commercial area which covers 18,431 square meters of floor space. There’s also a cafe, guest reception, and a beautiful lake in front of the tower. The fifth floor also has two swimming pools.

    In the second tower, Tower B, you can find a BBQ area, a cafeteria, and a swimming pool. Other amenities include:

    Real Estate Agents in District 4

    As explained in my previous property guides in Ho Chi Minh, you won’t find as many real estate agents in District 4 compared to District 1. That said, there are still a couple of notable ones.

    Keep in mind that some agents solely help foreigners to rent property. Yet, if you plan to buy property in District 4, you don’t necessarily need to work with an agent that is based there.


    Hoozing was established in Singapore as late as 2015 but has grown fast since. Over the years, they have managed to open 5 offices in Vietnam and served more than 7,000 customers.

    They offer listing and consultancy services for most districts in Saigon. In 2016, Hoozing was branded as one of the 10 most outstanding technology companies in Asia during the Echelon Asia Summit in Singapore.

    Kona Real Co, Ltd.

    Kona Real Co, Ltd. was established in 2012 and based in District 4. They have received dozens of positive reviews on Google and offer the following free services:

    Infrastructure Developments

    There are plenty of residential and infrastructure projects in the pipe-line for District 4 as developers move down to the riverside of Saigon, which has a lot of potentials. It is not ask crowded and land prices comparably low.

    The whole riverfront will change massively in the coming decade, leaving space for new developments. On top of that, the Thu Thiem 4 Bridge project connects District 2 and District 4, which will have a major impact on the district.

    The bridge will be 2.2 kilometers long and connect the new CBD in Saigon (Thu Thiem area) with District 4.

    With the current issues of floodings (especially District 4), the government plans to construct six floodgates and a dike in Districts 1, 4, 7, 8, Binh Chanh, and Nha Be. The development will be located along the Saigon River that particularly suffers from floodings, during high tides or heavy rain.

    Commercial Property

    Thanks to the increased connectivity between District 4 and surrounding districts, we will see more future commercial property being built here. The increased supply of residential property, which is often integrated with commercial property, will also have a positive impact.

    As District 4 turns from being an old slum area to becoming a developed district in Saigon, we will see a greater interest from foreign and local companies to set up offices here. The district will become the city’s new commercial area and operators like WeWork have already opened an office here.

    District 4 is also home to the Saigon Port, one of the busiest container ports in the world. Thus, many logistics companies set up offices there and with Vietnam’s economic growth this will most likely continue.
