District 5 is one of Ho Chi Minh’s smallest districts and located southwest of District 1. The district receives less attention than many other central districts like District 1, 4, and Binh Thanh.
It’s mostly famous for its local atmosphere, Chinese community, street food, and night markets. You can also find some of the cities best universities and hospitals here.
In this article, we review District 5 in greater detail and some of its most notable projects. I will also explain briefly about future infrastructure developments.
Property Developments in District 5
Below you can find notable projects that are finalized, under construction, or planned for the future in District 5.
Dragon Riverside City
Dragon Riverside City is a major project built by Phu Long Real Estate and Land Saigon in District 5. The project covers an area of 31,000 square meters, having the majestic 53-story Dragon Tower, the Dragon Mall, and the high-end residential building Dragon Hill Premier.
Here, you can find the biggest convention center in the city, high-end serviced apartments, A-grade offices, and a 5-star hotel.
Dragon Mall is the commercial center with 6 trading floors covering 10,000 square meters per floor, a park covering 3,000 square meters, an IMAX cinema. In the basement, you can also find a large hypermarket.
Dragon Hill Premier, on the other hand, is a residential building with 40 stories and 1,200 luxury apartment units. The project is located just next to the river and offers splendid views of the city.

The EverRich Infinity
The EverRich Infinity is a large condominium project that’s strategically located in the ‘Golden Quadrangle’ where District 1, 3, 5, and 10 connect. The area is peaceful and built as a closed resort, having 50% green areas.
The project has 439 apartments, 325 offices, 10 shophouses and facilities such as a swimming pool, outdoor pool, fitness center, and more. It was built by the local Vietnamese developer Phat Dat and has received high ratings online.

Lottery Tower is a 16-stories commercial building and one of the major buildings in District 5. It’s a Grade-B office building that was finalized in 2014.
You can also find many banks, restaurants, office buildings, and commercial centers in the vicinity.
Since its completion, Lottery Tower has remained as one of the biggest and most modern buildings in District 5.

Real Estate Agents in District 5
District 5 is not as developed compared to other central districts in Ho Chi Minh City. This is one of the main reasons why we haven’t managed to identify any interesting real estate agents in District 5 yet.

District 5 receives less attention than other districts as we won’t see as much infrastructure developments here, not at the moment at least. Having said that, the authorities have finally starting to clear the ponging canals where people have thrown rubbish.
This is not only an issue in District 5 but also in more expat-dense and high-end areas such as Thao Dien.
Residents living in informal houses have been forced to relocate, thus, this issue will most likely be minimized. Binh Thanh and District 5 are two of the first districts where the government has started the clearing.
In the past years, we have also seen improvements for commuters thanks to the construction of The Nhi Thien Duong 1, which connects District 5 with District 8. It’s an important traffic hub that also connects Ho Chi Minh with the Mekong Delta provinces.
Despite not being treated as an infrastructure development, I’m also glad to see that we might see the District 5 Cultural Center being finalized within the near future. At least, it’s under planning.
District 5 is famous for its local Chinese community, restaurants, and low-rise buildings. Thus, you won’t find as many commercial buildings compared to District 1 and Binh Thanh, for example.
With that said, there are a handful of notable commercial projects, including brands such as the Lottery Tower (see above) and Hung Vuong Plaza.
For the time being, District 5 is not nearly as cramped with foreigners compared to District 1, 2, 7, and Binh Thanh. As such, property prices are significantly lower here as well.
Even if District 5 isn’t under the radar of many investors at the moment, I’m certain that the district will see a healthy rise in the long-term.
