Commissions usually land at 2-3% of the sales price, depending on the value. The commission is paid by the seller to the agent.
Can foreigners legally own land in Sihanoukville?
Foreigners cannot own land in Cambodia, so this includes Sihanoukville. If you wish to buy and control land in Sihanoukville, you can do it through four different ways:
- Buying through a Cambodian company
- By setting up a leasehold agreement
- Obtain a Cambodian citizenship (gives you full ownership)
- Buying land through a Cambodian nominee
The easiest and safest option is to buy a house with land that is leased to you with a maximum time period of up to 40-50 years.
What land types can I buy?
The four most common land types are:
- Coastal land
- Downtown land
- Residential land
- Agricultural land
Coastal land is, maybe not surprisingly, most sought after and popular among developers. Downtown land is less expensive and usually in commercial areas. Residential is even cheaper, but the cheapest land type is agricultural land.
