One of the most popular cities for overseas property investors in Asia is undoubtedly Bangkok. Being the most visited city in the world, it has a perfect geographical location, good health care, plenty of international schools, comparably cheap property, long-term visas, and the list goes on.

Still, before you engage in Bangkok real estate, it’s important that you understand what you can expect from the market, where to buy, about condo prices, and more.

Bangkok is the most visited city in the world and a favorite spot for many overseas property buyers. Personally, Bangkok is one of my favorite cities in Asia.

Even if the Thai economy is growing slowly, people still get attracted to this international melting pot for a number of reasons. With significantly lower property prices than places like Singapore, Hong Kong and Shanghai, Bangkok will continue to be a number one choice.

Often, investors prefer to buy either new or off-plan properties, but we also see a demand for established property.

In this article, you’ll find interesting new condos for sale in Bangkok, in places like Sukhumvit Road, Sathorn, the Riverside, and more.

Bangkok has rapidly established itself as an attractive property investment destination in the heart of South East Asia.

This is due to a combination of factors, from comprehensive property ownership laws for foreigners, strong rental yields (on average between 4-6%), and good capital appreciation potentials spurred by the city’s rapid development.

These factors are complemented by the relative affordability of property in Bangkok, and the fact that the City offers an appealing lifestyle that attracts visitors and expats from around the world!

It comes as no surprise that international investors, especially from Singapore, Hong Kong, China and even the Middle-East, have been investing in buy-to-let property in the Thai Capital.

How do landlords find rental clients for their properties?

There are usually two main ways landlords would go about finding rental clients from their investment:

If you own a property in Thailand, or plan to buy one, Airbnb can be a great option to earn additional income. With more than 35 million arrivals in 2017, Thailand was among the top ten visited countries, which means that there’s a high demand for short term rentals.

Airbnb provides a perfect solution to the high demand, something that Thai hotels have (negatively) experienced. In 2017, there were around 40,000 Thai properties listed on Airbnb.

However, before you take the step and start renting out your property on Airbnb, you should know that there are some legal limitations to it as well. In this article, I explain everything you need to know when renting out property on Airbnb in Thailand.

Is Airbnb illegal in Thailand?

Thailand is one of the most popular countries for overseas property buyers who want to have an income generator, a retreat to spend a couple of months a year or they’ve simply decided to settle down.

Even if Thailand offers a great quality of life and has attracted a huge amount of foreigners over the decades, it’s still developing and things are not as straightforward compared to developed countries. Therefore, a wise choice is to hire a property lawyer, before you transfer those hundreds of thousands, or even millions of dollars.

But it’s not that easy to find summarized information about local property lawyers. Therefore, I’ve written this article where I list some of the biggest and most reputable firms in Thailand.

Bangkok

Below I’ve listed property solicitors with offices in Bangkok.

1. Chaninat & Leeds

Chaninat & Leeds is an international law firm based in Bangkok and was founded by American and Thai attorneys in 1997.

The team includes both Thai, British and American attorneys with a complete knowledge of Thailand’s legal system and real estate laws. The law firm specializes in offering services to foreigners and managed by the American attorney, Joe Leeds.

Joe leads the team of more than 10 multilingual attorneys. He’s been working as a foreign law consultant in Thailand for more than two decades and specializes in real estate and intellectual property law.

Bangkok is one of the most visited cities in the world and attracts everything from entrepreneurs, travelers, expats and retirees. Even if people claim that you can get better yields when buying property in places like Cambodia, it’s getting increasingly popular among foreigners to buy in Bangkok.

In fact, yields are not always the most important, you always need to consider your risk appetite and personal preferences as well. The feeling of owning a property in a place like Bangkok can be amazing.

Not to neglect, some people simply can’t afford to buy real estate back home. If you buy property in the right area in Bangkok, the capital gain and rental incomes can be very good (more about that later).

However, it’s not always easy to find the right real estate agency to turn to for help. Finding a reputable and credible agent is crucial to successfully buy a property.

Therefore, I’ve written this article where I list some of the most popular and credible agents in Bangkok.

1. Colliers International Thailand

Colliers is one of the biggest real estate agencies in the world having 400 offices in almost 70 countries. The head office is located in Bangkok and has a management team of 14 persons, mixed with both Thai nationals and foreigners.

The Bangkok office established in 2007 but Colliers also has a presence in Pattaya and in Hua Hin, employing around 250 people in total.

Worth mentioning is that Colliers has acquired a number of local real estate agencies, including Pasupat Realty Co. Ltd., in 2007 and FirstService in 2015.

Clients of Colliers include Bangkok Bank, Siam Commercial Bank, Siam Piwat and Singha. Saying that Colliers is one of the top real estate agencies in Thailand is not a bold statement.

Property types and areas

Includes both residential and commercial properties, like condos, apartments, villas, multifamily projects, hotels, land, offices and more.

Most properties up for listing are located in Bangkok, but you’ll be able to find a number of options in other cities as well.
