Tokyo is the financial center and the city that attracts by far the most foreigners in Japan. Even if property is not the cheapest in the region, nor the country, many decide to buy here.
You’ll find a number a real estate agents who have both Japanese and foreign nationals, ready to cater local and overseas buyers. However, the information about the different agencies are rarely summarized in a detailed way.
Therefore, I decided to write this article where I list some of the top real estate agencies in Tokyo. Let’s have a look.

1. Colliers International
Colliers International is one of the largest real estate agents with around 70 offices and thousands of employees working worldwide. In 2017, the company officially announced that it will open its first office in Japan, the Managing Director will be Katsuji Tokita who has a long experience of working in the real estate industry.
You’ll see that the company is reputable and has won a number of awards in the Asian region, for example:

2. JLL Japan
JLL was founded more than two centuries ago and is a major player in the real estate industry globally. They’ve had a presence in Japan since 1985 and currently has more than 1000 professionals working in different offices in Tokyo, Osaka and Fukuoka.
The current CEO is Toshinobu Kasai who previously had different management positions in Japan, for example, at Goldman Sachs, before he joined the company. JLL has won a number of awards over the years, for example:

3. Sotheby’s International Realty (SIR)
Sotheby’s International Realty was founded in 1976 as a real estate arm from Sotheby’s Auction House, originally founded in 1744. The company focuses on luxury real estate and has a franchised network of real estate agents, the same as Century 21 and RE/MAX.
With more than 22,000 professionals and offices in around 70 countries, Sotheby’s has become one of the biggest real estate brands in the world.

4. Ken Corporation
Ken Corporation was founded and is still headed by Shigeru Sato, a pioneer in the Japanese real estate industry. The company has decades of experience in catering locals and foreigners who wish to buy properties in Tokyo. There are currently almost 500 professionals working for the company.
On top of selling properties, they also have different affiliated companies working with services like investment advice, design, construction and hotel management.
The company focuses mainly on residential properties, like houses, condos and apartments.

5. Savills Japan Co., Ltd.
With 30,000 professionals working globally, Savills is one of the largest and most reputable agents globally. They’ve managed to establish a strong local presence in Japan and currently have hundreds of professionals working in different offices nationally.
The company acquired another company from General Motors, GMAC Commercial Mortgage Japan, in 2004, so Savills Japan Co., Ltd. was born. The company is headed by Christian F. Mancini who has held various management positions in the real estate industry in Asia.

6. CBRE Japan
CBRE was one of the first companies to set up offices in Japan, it’s also the biggest real estate company in the world in terms of annual revenues. They serve a number of cities, except for Tokyo, like Osaka, Nagoya, Hiroshima, Yokohama and more.
The current CEO is Eiji Sakaguchi who has almost three decades of experience in the real estate industry. He previously served as the Managing Director of Morgan Stanley.
CBRE Japan has around 1200 professionals in 10 different offices all over Japan and has won a number of awards over the years, for example:

b. Wealth & FInance Magazine 2015 – “Best Valuation & Advisory Services Japan”

7. Cushman & Wakefield Japan
Cushman & Wakefield has a long history in Japan and opened their first office in 1997. They currently have around 100 professionals serving different areas of Japan, in total, the company has around 45,000 professionals globally.
Their current CEO, Todd Olson, has worked in the local real estate industry for 25 years. He has an impressive track record and experience in Japan, prior to joining C&W he worked for JLL.

8. Century 21 (Sky Realty)
Century 21 was founded in the United States and has a global network of 7000 franchised agencies and more than 100,000 professionals worldwide. One of their Tokyo branches is called Sky Realty and was founded by Kenneth Arbour in 1985, the company has a dozen of employees and caters foreigners who wish to buy property in Tokyo and nearby areas.
Kenneth has lived in Japan for decades, where he also has his family.
Include mainly residential properties like houses and apartments.

9. RE/MAX Japan
yoktoRE/MAX is the biggest franchised real estate network and currently has 90,000 professionals working in over 90 countries globally. The first RE/MAX was opened in 2013 in Tokyo, they currently have a number of other offices located throughout the city and nationally.

How high are the real estate agent commissions in Japan?
You normally need to pay 3% + JPY 60,000 + consumption tax as brokerage fee.
Can I become a permanent resident if I buy property in Japan?
The same as it goes in most other countries, you can’t simply become a permanent resident if you buy property in Japan.
However, it’s becoming significantly easier to become a permanent resident in Japan, as it has introduced a modified point system since 2015. Nowadays you can become a permanent resident within 1 year if you score 80 points, where they take language skills, previous experience and education into consideration.
If you manage to score 70 points, you’ll be able to get permanent residency within 3 years.
