For which kind of properties can I use the calculator?

The calculator can be used for new or off-plan residential properties (like villas and condos) that are sold on the primary market.

What fees and tax rates have you used?

We’ve used the following fees and tax rates.

When buying

  • VAT: 10%
  • Maintenance fee: 2%
  • Registration fee: 0.5%

When holding

  • Rental income tax: 10%

When selling

  • Personal income tax: 2%

Where can I find the rates used?

The Vietnamese government does not display the taxes and fees on their website.

Yet, we collaborate with an international and well-known franchised real estate agency in Vietnam that has confirmed the rates.

How much can I earn in rental incomes in Ho Chi Minh City?

The rental yields are great in Vietnam and you can earn as much as 6% – 12%, depending on where you buy. Sometimes, you can earn even more, for example, if developers offer guaranteed rental incomes.

You can easily make USD 1,000 if you buy a 2 Bedroom unit for USD 150,000 – USD 200,000 in District 2 in Ho Chi Minh City, for example.

Can foreigners get property loans in Vietnam?

It’s practically impossible, unless:

  • You are married to a Vietnamese person
  • You are an overseas Vietnamese person, sometimes referred to as Viet Kieu
  • You have a lengthy work- and credit history in Vietnam
  • You have a residence card. However, these are only valid for 3 years and the loan normally needs to be paid back before expiry

Have you included any closing costs?

Not really. We’ve included the taxes and fees shown above, but also interest payments if existing. In addition, the property loan amount is repaid in full when selling the property.
